No traditional REI invests near as much time into marketing, market research, renovation costs, network building, dealing with complex title issues then that of a HV wholesaler. 

New flooring, new kitchen with quartz countertops, new bathroom with new plumbing, added in unit washer and dryer, added better than standard rehab kitchen appliances, converted the place to 200amps from original 100 amps, new plumbing and pipes, etc.The house has appreciated to about 220,000 in value comparing it to other similar properties that recently sold in the complex.

Understand that , most of the answers to these type of postings , simply say that we don't have enough information or they assume and accuse that you are the worst guy so that's why you are getting absurd bids .A honest and skilled contractor might charge you more price depending on complexity , but he won't give you absurd bids and waste every ones time , So keep searchingAnd finally - no matter the way you find the contractors , either through referral , thumbtack or any other process , don't take anything granted .
