I’m going to give Cozy expenses a try this year -since I’m using Cozy for rent collection anyway.

All monthly rents must be paid online via Cozy or some other online payment system.

Have you looked at Cozy? 

I made repairs, got him his doors on his bedroom, made the house nice and cozy. 

I also installed high efficiency forced hot air systems rather than electric and extended the driveway to accommodate spaces for all three units which I include in the lease.

I was looking into Cozy and will also check out TenantCloud as well.

During that time the property is up in the air and it is unlikely you'd be making the payments that are on the agreement and thusly he can both call you in breach of contract (and probably win that part of the lawsuit) and evict you.Eventually, when you get to trial the judge will decide who is right or sometimes who he likes better and make a decision. 

When I think routine maintenance I think flushing water heater, replacing air filters, cleaning hvac lines, etc...
