Do you have any good resources for beginners interested in learning the conversations we should be having with the distressed owners to make the purchase? 

I could also move on to multi family so that more units are acquired per transaction but wonder how much of a different beast it is than SFH and if I'd have to start competing with institutions and folks who invest full time, are better resourced, and have creative financing options that I'm unaware of and/or are inaccessible to me.Thanks for making it all the way to the end!

This is a great place to learn and to connect with people so take advantage of all the great resources.

There are resources to look up general cap rates by major MSA, but they aren't as reliable.

There are tons of resources/podcasts/books etc. out there on the subject of owning property out of state and I'm a huge fan of it.
