I've been told by plenty of people just to wait until I'm a few years older and I have more savings, but I am really wanting to get started as soon as humanly possible.Ideally, I am looking at private financing to purchase the property and then eventually refinance the property since I know the interest rates will be higher and I would like to pull some cash out to possibly fund another deal. 

I am looking for general resources or YouTube videos that break them down into simple language.

I have done some research on this but any advice on whether to pursue this deal or any resources on investing in opportunity zones.

Would anyone know a good resource to understand nuances in tenant laws as I have properties in multiple states that I'm thinking of converting to furnished mid-term rentals?

I would think realtors that are experienced in working with investment buyers would be a great resource but how would I go about finding a good realtor to help me confirm I'm not looking at a property that will be a rental liability?
