I also like to recommend Cohen and Dube's "Legal, Tax and Accounting Strategies for the Canadian Real Estate Investor" ... it is a good reference over all, but it is a decade old now and could use a refresh to incorporate regulatory changes.

In the past, it was not legal to take action if the company did not have a registration in the state where the property was located.

Tax and legal issues can happen if you don't.Even with these issues, I still enjoy a good working relationship.
