In my opinion, it is almost never a good idea to pay for points, especially in this lower rate environment (especially if you don't plan to own the property for more than 5 years, without refinancing).

Also the industry is not regulated so it is encouraged to choose a QI who has insurance, bonding, and will be holding your funds in a Qualified Trust account.

Which is why most HOAs have some note in the Rules and Regulations about changing flooring / wall materials.

I spoke to a mortgage broker and found out some very interesting regulations about my property so I'm reaching out to this forum for some possible ideas on creative financing.

those that bought pre 07 and stayed in their homes are probably back to par now or positive equity some by a lot.. those that had troubles in 08 to 2012 that inventory got dumped and recycled.. those that bought in those fabulous buying environment got what we would consider today as smokin deals and they had to qualify no liar loans.. so cant see those folks defaulting or doing anything but holding tight.

If I was going into tech I would not go to a University spend 4yrs learning computer science that won't even be applicable to today's work environment.

Its my first time I inherited tenants with a purchase so I am a bit lost...All my other rentals Ive bought with no tenants...Anyway, 1) if I send the tenants my rules and regulations, would it sort of contradict a lease agreement?
