They are cheap. 

A last minute plumber when you have granite coming is NOT a cheap thing.

Open house signs have been my most cost effective marketing material, make sure they are branded to you though as generic ones look cheap..... don't neglect online forums via FaceBook and craigslist Google Marketing and 4 P's then add the 5th one of persistence!!

Newbie question:I have a little experience with real estate investing (own a couple rentals and just bought a cheap fixer house from a couple facing tax foreclosure that we found driving by and seeing their FSBO sign).

How did yu get your closing cost so cheap?

Burner caps are the small metal disks the flame shoots around and you'd expect them to be cheap but I usually have to shell out $30 EACH, which sucks if all 4 are missing.  

I have done national searches based on cheap square footage to highest rent rate ratios for multi family buildings just to see what areas come up - then evaluate from there.  

And then after a year or so, rent out that house to a tenant and move in to a different house with the same set-up.Option 2: Rent a house for cheap with our friends.

If not you will need to both get it cheap enough to make it worth wholesaling and still leave enough meat on the bone to be enticing to someone to take on your first attempt at this.
