Both are possible but with the wealth of knowledge resources available, getting a private lending partner through networking would be ideal to fund those first acquisitions.Exhausting those contacts, referral, cold calls to locate one will get you going

Looking for your best advice on additional resources to learn more about investing (besides BP).

The website, youtube channel, podcasts, books and community are all such great resources!

For example: Prep Agent https://www.youtube.com/c/Prep...Great info, constantly updating their channel, and has several resources for memorizing the facts (webinars, vocab sheets, Facebook Group, etc.).

Hi @Steve Bullock, I have a couple resources that I can share with you who we use. 

All other resources are all available at your fingertips.

First I agree that your property is cash flow negative when properly allocating for all expenses (and upvoted first post to indicate this). 

We are currently working on some ideas to help rookies like yourself with even more resources to get you started.
