One last point, if your project is on the edge of the zoning it is easier to justify to the adjacent zoning than it is if the property is in the middle of an established zoning. 

Although we had saved up about 75K to start out with a rental property but we were also in a middle of starting another business for which we could not get a SBA loan so we had to put majority of our savings into that.

Hey BP I’m planning on selling a couple houses one has a long term private tenant in place and the other has a long term Section 8 tenant in the middle of a two year lease.

I hear the best cash flow can be found in middle America ie Memphis, Kansas City, Cleveland, Detroit.

Preventing the mass foreclosure and wealth transfer from the middle class.  

My overall guess at this point is that it will be somewhere in the middle.
