Even COVID only barely slowed the trend in 1H20 and the activity resumed in 2H20.- A flood of new capital driven by flight to safety from underperforming sectors (office, hospitality), as well as new capital from other areas (e.g. stock market is at the all-time high, but the future is uncertain).- Big boys are coming to the sector - case in point, Blackstone acquisition of Simply Self Storage.- Downward pressure on the cap rates from the competing new capital, while, at the same time, new supply applying downward pressure on rents.

No more blizzards of paperwork, emotional buyers or after months of working to land a listing, suddenly finding out that the seller's second cousin's babysitter's boyfriend has a great aunt, who while barely able to walk, still has her real estate license and she's going to get the listing that I was working for.So while I'm no longer involved in residential real estate, I strongly recommend EXP for those looking for a first or new brokerage.

- The key is to find properties where you can add bedrooms & bathrooms, or at bare minimum update the kitchen & bath- Also keep in mind what area will have the highest rental rate!
