I do feel bad for the less educated sellers that are going to get put through this meat grinder. 

Roofs collapsing, HVAC systems dying, flooding, meth cooking on the property, etc.   

You lost me at real estate friendly bank.

@Justine ScheuherI'll just add...from my experience (for residential), there's not a lot of meat on most deals to feed 3 people.

Also they establish re pore with other agents to give me, at times, a slight upper hand.

I think that for me at least, after this next property, I'm going to go solo.

But you go to the local steak house and you have to reserve your spot ahead of time, you get there and still have to wait, then you have to wait for the food to be served, but the place is all nice and fancy and your wife is all happy and you got great views and nice people around and the waiter has fancy white apron on and the chef comes and presents the different meats to you.

What considerations are there when buying a potential flip property where there was previously meth cooked in it?

The property is near and dear to my husband, our kids  and to me at this point so we do not want to sell.
