@Eric Doe I think Texas is going to be a great place to stay and build your empire...about 100,000 people from California alone are flowing in each year.Check out and research STRs more, it's the best RE path I've ever seen.....this forum is an incredible resource....

BUT, if you can make the transition, the contacts, income, and resources you will find as a Realtor are invaluable to yourself as an INVESTOR down the road.

I'd like to take the next step but would really appreciate having a resource or a coach to provide guidance or recommendations, at least to get the ball rolling. 

Do you have any tools or resources that you use personally that you would be willing to share?

2) Should I close and renovate before financing, assuming I have the resources. 3) Assuming again that finding a commercial tenant will take a while, should I at least wait until filling up the residential tenants?
