The boiler is about 16 years old and I'm not sure if theres a more efficient modern version that could help the numbers.

I am thinking in that direction too, as the city in which we invest has 3 teaching universities and big science and it may have a market for short term rentals.  

If it's a trendier neighborhood, then I'd say you should replace the siding to give it a more modern look.

We have lots of 200+ year old houses around here and, when I worked in the Netherlands years ago, I lived in a "cottage" that was ~350 years old and beautifully maintained with all the modern amenities.
