I am not sure where you are located, but finding deals in Huntsville/Madison is a major challenge right now;  you may be better off looking local if you are out of state. 

We decided to have just her name on the loan but put both of ours on the title, this allowed me to go off and potentially get another house without waiting the year (technically 10 months with 60 day move in period) for owner occupied loans.

I don't want to lose per diem or BAH over some technicality I overlooked.So I think, long story short, I need to run all my number correctly to take everything into account.

And not just with what transpires in the transaction, but how you emotionally and personally manage all the nuances & challenges that will occur.Good luck to you Sir, Dave
