Make sure you have a business card and use both sides of the business card.

Either online like craigslist or offline like your local REI club,newspapers,direct mail,post cards,bandit signs,business cards,etc.

I have had lenders give me exceptions on other things (car payments, credit cards), but they were not recent lates.

I completely agree with every post on here and would just like to reiterate that going to your local real estate clubs can be a huge help.I started by attending one of these meetings and picking up as many flyers and business cards as possible.

The property is owned by my local credit union with whom I have all of my accounts with, my truck note, checking and savings account as well as a credit card.

I do not know much about it, but if you are only looking for 10k and are going to refi after 90 days, why dont you just use credit cards?

The banks were happy, the credit card companies were happy, Car manufactures, Big screen TV makes, China, they all were happy.

Has anyone else run into issues like this with this or any other credit card companies?
