I understand some investors buy these to collect from the homeowner, but has anyone tried reaching out to these people to try to buy their home?

We are usually able to collect most of it over the following months, but its basically a project we run every year.

Try collecting on that judgment--it's simple in theory but definitely not easy.Go ahead and put whatever you want in your lease (as long as it's non-discriminatory) but also make sure you take steps to make your units as tenant-proof as possible.

I spoke with REI Nation yesterday, but was less than impressed with their representative’s knowledge of their own operation. 

I know Detroit is a great area with lots of opportunities but quality PM seem hard to come by, know someone who got burned with no rent collected for close to 1yr!
