I had to go file a deed in person last week in Durham county and now on another transaction the seller I'm buying from is having to go to the courthouse to collect the data the attorney needs to close our transaction.

Not replacing would likely make you in violation of any warranty of habitability and could negatively affect your ability to evict and/or pursuing collections in the future.

(this would be pretty impressive if you pulled it off)Then by the lease you aren't entitled to anything.But they made a seperate agreement to give you the security deposit as an olive branch.... if you are feeling generous split it with them.Either way I would change your lease and take out the contingency related to you releasing the property.

There seem to be two camps for landlords/PM strategy:Camp A: Proactively reach out to tenants with new policies and procedures to include eliminating late fees or payment plans, etc.Camp B: Collect more information as things are changing.

The real estate management company collects all rent, manages the online listings, and writes checks for repairs.

Show extra care as a landlord in some small and definitive way, set expectations, and collect the rent that they owe you.

Leave alone and maybe in 10 days he will sell to me at 245 ish#2 Pay more (say 265k) collect rent at market rate of1900 per month for 3 years with agreement on him making repairs as they arise#3 Loan him 50k at 15% and he says banks will cash out refinance in about 6 to 12 months.Is there a deal here somewhere?
