I’m curious, do you cut out tenant screening if you get a property management firm to manage your properties?

I was approached with an off market deal that seems favorable, but am concerned with crime/area tenants.

Is that considered a big concern for renters? 

Simply, I'm concerned with market IRA funds and would Redirect about 60% of my retirement funds to pursue a multi-family buy and hold opportunity and need a 1-2-3 step map as opposed to the "Guru's" misleading information. 

I've worked on many modular projects and have never had the appraisal of one be of concern.

I'm a little concern that we might be over rehabing, but at least I can get better tenants with laminate floors and granite counter tops. 

Biggest concerns/priorities are (1) losing money on a bad deal; (2) MHP competing for my time in the other deal I am working in (outside the real estate sector).
