Unless the seller is your grand mother (who may also forget repairs the property require), its always good business practice to have the property properly inspected, way before closing.

My understanding is that the RI lead laws are actually better than the equivalent Massachusetts laws (for landlords), but still not easy in the grand scheme of things.The trick with the lead laws is that you have to comply with both state and Federal regulations.

4k won't get you too far in the landlording business...set aside a grand or more each month...you'll need these reserves for unforseen repairs, vacancies, etc. ...also, banks will like to see you have moeny in the bank when they go to loan you money on the next property...good luck!
