I won’t be breaking down each deal but I was able to replicate on 5 other duplexes and daycare in Columbus, as well as 2 Single Family and a Condo in Vegas.Now, 2 weeks ago I was really stressing while in Europe having to worry about evictions, loans, toilets leaking, etc.

However, most management companies and owners want to deal with the tenant and the toilet as little as possible, and making a rent payment usually indicates the tenant is still actively living in the place.

and then they lawyer up and squat.. investors simply don't do that.. in the rare instance they don't pay its pretty cut and dry.. we have done about 60 million in this investor paper over the last 6 or so years and less than 500k has had a problemyou just don't have that success rate with owner occ NPN .. not sure what the ratios are but they are no where near that.

Send me a PM and I can point you in the right direction.. there is NO denying that owner occ notes are highly regulated and your correct if the owner stops paying and then burrows in like a tic  you have to dislodge them.I have and will always only deal in commercial paper..
