My wife will tell you I live in the clouds so it is very helpful to get a dose of reality.

No matter what assumptions you make up front reality will be whatever it will be. 

I'm  a full time barber, in the business since 1998 and I'm enjoying the freedom of being my own boss but in reality I have a lot of bosses.  

I have seen all manner of sales material over the years and many do not put any maintenance in or vacancy in the proforma.. they rationalize that a fresh rehab and fresh tenant you won't have that .. well MAYBE in year one then the reality sets in and your 12% preforma becomes a 6% reality.. and then maybe investing in fixed debt looks better and better all the time..

Sounds good in theory, but reality begs to differ.

The recommendation to buy REOs without agents is not a reality for most investors.  

I said earlier I have the option to add it, but in reality I have to reject it each time. 

I would name it Josh Bryan Realtor I'm a big advocate for branding yourself and not boosting the company because in reality you are a company yourself. 

It wasn't an issue with banks when I returned (because I wasn't looking for a loan at the time) but many employers when I came back to the US assumed that I would be happy with a $90K salary when, in reality, to maintain my standard of living, I needed to make closer to $140K.   

But the reality is, maybe it's never too late, or maybe that's just optimistic clap-trap.
