It has been a great little bit of additional cash flow for us, but we haven't taken full advantage of the equity that we have in it.  

Either way worst comes to worse sell the property after paying down 5 years in debt, capturing 5 years in appreciation, and 5 years of tax advantaged cash flow.

I take it as my responsibility to produce for the greater good given the advantages I've been lucky to have (luckily I believe the system will reward me greatly for my work).

Would be able to take advantage of an opportunity much quicker than starting a refi when it arises.  

If you find a good partner who may show you investment opportunities that wasnt in front of you then it could be advantageous.

However, the addressable market still consists of more than 6.3 million students in 280 markets, based on my target market of Historically Black Colleges and Universities (HBCU's) and other public flagship institutions with more than 5,000 students.I've honed my skills and created competitive advantages that should help grow are tenant stream for years to come.

I have conducted a lot of training on market selection, forecasting what markets will do and building teams in those markets.
