You can always partner with someone but if you don't bring any value to the table it won't work.

On top of that, the loan size is fairly small.

It sort of depends on the size of the increase. 

If something came on in that size range that met my criteria I would go for it.Hard to say if next month, or next July, is better than today.

There is also a difference with a Property Manager that works mostly with investors vs accidental landlords(described as owners that had to move and were unable to sell so now they rent out..not a bad thing but different style/client).I am sure there is some more points I can make but I think you got my drift that it is not a once size fits all. 

I have a seller finance deal on the table where the seller is willing to carry an interest only note for 3 years with an I&P balloon at the end of 3 year term.

The issue is loan size.
