and then they lawyer up and squat.. investors simply don't do that.. in the rare instance they don't pay its pretty cut and dry.. we have done about 60 million in this investor paper over the last 6 or so years and less than 500k has had a problemyou just don't have that success rate with owner occ NPN .. not sure what the ratios are but they are no where near that.

Send me a PM and I can point you in the right direction.. there is NO denying that owner occ notes are highly regulated and your correct if the owner stops paying and then burrows in like a tic you have to dislodge them.I have and will always only deal in commercial paper..

it obviously has to be reasonable enough for the private lender to agree to it, but once you do make sure you speak with an attorney to get it on paper for both of you AND to make sure you are within the state/federal laws (e.g. usuary laws, etc...).
