2-car garage?

No car loan anymore.

Now me not having any major debt lingering such as  car/school/credit cards , I fell in love with the idea of house hacking a three unit multi family.

:)The property was built in 1910, on a 6154 lot, and is technically a triplex totaling 2641sqft, and has a “non-conforming” detached garage that was converted to a 1br/1ba apartment, with an additional 413sqf as well as an empty oversized one car detached garage.

And here's the local crime last month:4 crimes total: Cruelty to a child, a house burglary, petty theft, and a car robbery all several blocks away.

Im not sure if the car was loaned to her by the dad or if it was the tenants vehicle but the seller doesn’t have money to pay the bills and also thinks something isn’t adding up with this car.In an attempt to assist the woman I gave her the contact info for the Baltimore Lawyer Referral Service (service available in every state where you pay ~$35 and can speak to an attorney in any field of law for 30 min and receive legal advice) so she can get legal advice and weigh her options and told her I can buy the property and close quickly on it and I mentioned regardless of the vehicle situation we can get her enough money to pay off the car and put money in her pocket easily.She seems really happy I’m assisting her but I know nothing about tenant laws or probate laws or even how a car can be tied to an estate. 

Look at the lot size you are paying taxes on and measure it.That might be a quick way to tell if the 12 car lot is separate or not.If it's separate and the city owns it, selling it might have to involve a bid.Don't post it's whereabouts on here or someone might try to shark it from you.You might be able to pay all of the back taxes (or just some of them).

Question can I use an approved mortgage like a preapproved car loan and shop around or do I need to actually have a property and offer done?
