I wanted to solve this problem once and for all by reaching out to the Bigger Pockets community and seeing what platforms, techniques, or methods other landlords/PM's use that works for them.

I use Zach White with Northshore Insurance when I am working with clients dealing with flood zones, because he has consistently been able to get them flood insurance for far less than the standard FEMA plans.

I use Zoho CRM for my investing business since it's industry leading, completely customizable, and under constant development to stay ahead of the feature trends.For my agent business, kvCORE is an all-in-one CRM & Lead Generation platform provided for free by my brokerage.

It was 1 page and consisted of me giving my name, address, phone number, licence number (thank god they didn’t ask for SSN), employer, monthly income and the loan amount I was requesting.  

But I can and will text them.I think where I was falling short was not marketing to that same list consistently. 

Cozy is a great platform, one we really admire.

Also check where you have it posted for rent as different online platforms are popular in each area.
