This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

Could you advise where investors typically secure financing for similar land purchases?

I encountered a lot of bad management companies who just drain investors money.

New investor looking to learn a lot.

I really like the all aspects of it as an investor with property managers for my properties, and it doesn't hurt that it's free since I'm not that big.

Also, I have dealt with 6+ Chicago evictions in one building lolI have learned that if I take all these rough experiences as a badge of honor and share them like you are, each one only makes me more equipped to be a better investor.The education & experience received in 1.5 years takes some investors 10 years! 

As an investor, I don't believe in ever paying retail.

The property is gated so many rent out all 12 bedrooms and bathrooms for parties, retreats, anniversaries, team meetings and special celebrations.It's private and perfect for those who want privacy when they need it and company when they want it.It has appreciated and is now worth at least 3 million and we are looking for funding to refinance and share the profits with our investors.

I have had no luck trying to propose seller financing through realtors for on market listings.Bottom line, either spend some time and/or money marketing direct to seller or networking with investors that have been around for awhile.
