Cash buyer's list has grown beyond my primitive "cut-and-paste" methods. 

There are discount brokerages out there that will reimburse buyers or charge 1% listing fees, their clients get what they paid for. 

Do you keep it short or do you leave a message explaining your business (cash buyer, can close fast etc.) ? 

The last VA deal we did was with a buyer who used USAA.  

Price sounds like it is good for the area, based on age of house and the fact that any non-family buyer might just tear it down and start over.

Found the objections negotiated 10k on all 3 properties and buyer still will not meet half way.

Am selling one of my properties, I see lots of discussion for buyers on which type of loan to use, but what about for a SELLER.i have two comparable offers,  but one is subject to FHA and the other Conventional loan. 

Basically what’s the right things to do before I can move to the easy part which is finding a interested buyer.

The house is a border line tear down and I got such a great price on it that I could still make money on the dirt if for some reason I couldn't get the issue resolved and had to tear down and a buyer eventually build something back within the property lines. 

Residential market is very low on inventory generally, especially stuff within the first-time home buyer price bracket.
