We are educating our buyers on the buildings and what it takes to be a landlord so there is no cold feet. 

One of the best ways to build a buyers list is by looking at who’s already buying properties similar to what you plan to wholesale.

Investors who are 1st time buyers, do not seem motivated and in analysis paralysis and waiting to see what happens with the market.What's moving the needle is the investors who see this market as a great buying opportunity. 

If you do provide those be conservative, let the buyers verify their own numbers.

There are buyers out there - just need to find motivated buyers before you worry about motivated sellers...otherwise, well, you know!

I get a lot of fakes or bird dogs who say the have a buyer and turn around and try wholesaling it for more! 

The buyer would hold what is referred to in most states as “equitable” title.
