We've really loved being close to everything: (covid aside) downtown with all the breweries and restaurants, just a few minutes away from hiking trails and a "secret" waterfall, 30 minutes to Seattle via fast ferry etc.

I would feel guilty talking anyone out of going to college, however, I see where you are coming from.I went overboard with 2 degrees (marketing and hotel/restaurant management) and an MBA. -- If I knew that I was going into real estate, I would have stopped with my marketing degree and dove into real estate (networking like crazy right after college).

I think Colorado is probably still slightly less, and N.Carolina seems less still.Don't get me wrong there is nothing in the world better than autumn in New England, my friend just posted photos of her at the beach on Cape Ann, it's awesome, but I just wonder how long the explosive prices can continue.I think the suburbs especially ones with walkable downtowns and cute restaurants may have become relatively underpriced compared to the 3 decker play.None of this is sour grapes: I benefited from the biotech, medical, university play in Boston for some years.

With that being said you just need to find the right property purchase & cash flow-wise, which is doable.My favorite ROI area on Hilton Head is Forest beach due to lower purchase prices than SP, no POA fee & so many amenities being close by(60 shops & restaurants, 14m Celebration park, 3 miles of beach).
