@Josh Young - Are there opportunities to buy new builds for investors?

I've worn three hats in the seller financing world (as a property buyer, as a property seller offering terms, and as an investor that buys seller financed note). 

as a flipper, with the participation of a wholesaler and a hard money lender, what actions should I take BEFORE I close and buy a house (tell me step by step please because i dont really understand the sequence of events) and also please tell me when to do due diligence to make sure how much does it cost to renovate the house and is it worth buying this house?

Just make sure you are fluid with this info on each property so you do not buy wrong.  

Once I get the homeowner to sign the assignment,  do you want to be the first option to review the numbers and possibly buy ?

Buying a turn key rental, in an area you know or knew well, with a property manager you've met and trust, in an area that is large enough for you to have other options to find contractors and property managers? 

It’s not a place where you can just buy anywhere and expect success.

But I’d also buy the $200 5 year warranty.My last/only stackable I bought last year was LG, the combined towers to try to reduce noise, increase ease of use, and presents higher end look.

We said we would buy as-is and take care of all the trash ourselves.

Took an extra 6 weeks than planned,  but ultimately got it done.
