In my market the going rent is $1225/month, so is my logic correct in thinking hypothetically: ARV (for a "deal") must be a minimum of $122500  so (75% ARV) = $91875 (is maximum out of pocket investment, including rehab).

So, get the house for 70% or less of AS IS value (or 70% of ARV minus repair costs), and you should be Ok.But above is just a math, the numbers, the logical side of it.

Logically, if you fall into any of these fields, get a property manager:Located far from your rentalAren't familiar with the laws in your stateDon't have a way to properly fill work ordersI prefer going with PM's because they alleviate the stress of dealing with the property itself, so that I have more time to focus on other things (like getting more properties!)
