I basically just told them when they moved in that any drama that may arise from them sharing the house is between them and has nothing to do with me (as long as the house/people aren't being physically harmed).If you do end up renting to veterans I think your best bet to ensure everyone gets along is to just make one lease for all 4 bedrooms.

Starting small through house hacking, long-term rentals, or flipping helped me gain experience without taking on too much risk.

Starting with land can help build funds for bigger opportunities, but multifamily is a solid path if your goal is long-term cash flow and financial independence.Good luck!

While this isn't a hard and fast rule, more often then not, these are the guys that can't manage their schedules well, and will be gung-ho on your job for a couple weeks, then be flaking out as they picked up too much work and are trying to keep too many homeowners happy.And lastly, the more detail you have the better the bid will be with few change orders.

I haven't looked into it because I never plan on buying there but thats what he said was enacted in the last year. 

I hear there is a potential market in the Pinole area for buy and hold long-term and even Livermore area for flipping.
