Either the seller needs to pay the lien at settlement (if there is a lender involved... see below) or the buyer needs to factor in taking care of the lien immediately.

@Andrew Postell We pondered the idea of the 203k however with it being a such a competitive deal, in our scorching hot sellers market (1.5 months of inventory) they probably would have went with one of the other offers with a quicker close date as the sellers had another home UAG.

Doing it this way may not be monetarily the best way to do it but it works better because you get a psychological reward of paying something off and it will then give you motivation to pay off the next.
