@Derek HarrisKnowing, learning what property values are after repair, get someone in that you can trust, have them give you info on cause and repair.

It gives the owner an opportunity to question everything and you'll be on the phone or writing emails explaining/justifying charges.If you're honest, communicate well, and educate your owners in advance, they will trust your statements.

You need people and businesses who trust in you and your ability to invest wisely.

A real estate trust will create a veil of anonymity to protect my real estate investment.

If you are as busy as you sound from your post, trying to invest now will only result in you placing too much trust in others to find you what you want and not enough trust in yourself to learn the process.

I agree - you need to establish relationships first via good work,  then move from a transactional deal to a trusted relationship.
