None of my units have washer or dryers so they all go to laundromats close by.

A tenant left behind furniture, a clothes dryer and so much debris in the apartment, basement, storage locker and garage that I hired a company to clean it out. 

After thanksgiving holiday checking to see if the dryer vent and killbox and been taken care of, the buyer could not be reached.  

The owner is a hair away from a foreclosure action, it just so happened this investor talked to the right person at the bank.

If you bring a deal with a little hair on it, they probably will take a pass half way through and put you in a time crunch to find a new lender. 

This is a deal that has a lot of HAIR  ON IT as we say which requires a lot of time with due diligence and analysis.

@Richard NelsonGet a section 8 tenant you will get tough inspector in that area with gold/blonde hair she is mean, but after it gets a approved then you will be fine, cash flowing for a year then it starts all over again.

DADSON has their washer and dryer in the room.

I am able to see major issues, but I don't take temperature of the cool air coming off the vent, I don't flush every toilet or turn on every faucet, nor do I actually run the dishwasher, or dryer etc...my inspection is visual.
