Lease is very clear about no pets. 

Anyone know that average cost for land in California as pet sq ft?

Also a side note does anyone know how to get the pet pee smell out of a house?

Also what do y’all think about allowing pets ?

If someone’s qualifications on the app don’t meet your requirements (income not high enough, smoker, pets in a no pet rental, desired move in date doesn’t line up with when you want the unit filled etc) why would you waste time on a background check?  

If they were paying for a pet and replaced it with another pet, why not just make it a wash?

I try to compare amenities,  but these houses don't have their own pools, most don't allow pets,  and they don't look that much better renovated.

If the respondent disqualifies themselves by self-disclosing pets, or no income (yes that's correct they tell me they are unemployed), I send them my standard rental criteria and tell them the rental does not allow pets. 3.

I would ask is he allowing pets?  

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
