Since the doors are not new, I don't think I can charge full cost for replacing them.

These units need some paint, some carpet cleaning, and the top boards of their decks replaced.  

We had to replace duct work, drywall, soffitts, trapper, ac vents, tree trimming and all new insulation.

I replaced this coil less than 6 months ago. 

I plan to do repairs (hopefully minor) and have a tenant by June/July.For the remainder of 2017 I plan to save all of my monthly profits to build a decent cushion for repairs/replacements ect.Then by 2018 I will switch to a more traditional way of distributing my monthly profit.Oh, I just learned that this is an estate sale.Anyone have experience with estate sales.Are they more difficult?

There have been some successes where the seller did their own 1031 and both parties held on to the replacement properties for two years.

These cavities need to be cleaned as well as possible and switch plates replaced.
