There are a couple really good rental areas that I love getting a house in because its such an easy rental and should continue to be because of the school district and the convenience to where I live.

Not finding wet or water stained surfaces however would not surprise me though.

I agree, fantastic price and we were very surprised to get it, and yes numbers are correct. $85-$90k are the comps for retail, not sure I could ask that from a cash investor buyer.

He was not mad at all but surprised to say the least I ask him if he wanted to sell his property he said he doesn't want anything to do with it basicly that it can go to tax sale I told him it was not scheduled for sale as of now and that I would bring him copy of tax papers showing his balance and no tax sale.
