There are plenty of bad contractors out there but there are also many small groups just trying to get work and make an honest living.

I would say read everything here, good and bad.

My bad tenant his lease is on April 1 but he disregards the rental agreement as it is now.

It's not rocket science and their PIG (yeah, bad name) program I think is pricey around $10k or more which you will get the upsell on most likely.For their SFR division they just find "good" deals from their in-house brokerage and present them to their PIG clients but not the junior membership which I forgot what that deal was.

Personally, I don't know why you feel you have to tie this to your dad's company, and his employees.It seems like a bad idea.

I know I know plenty of reasons why you should stay local, but even the "cheap" areas within 2 hours of me are expensive (in absolute terms), have bad demographic trends, and are a little rough (I know this last one isn't a big deal, but combined with the first two...)
