The only thing that scares me about LA City proper is rent control. 

I've worked in construction/carpentry since I was a kid, so rehabs don't scare me.

There's nothing wrong with trying to understand the market but don't let this scare you away from getting started.

Personal care is very important for health both physically and mentally.  

A lot of the big health care companies are headquartered there which is a plus.  

My other worry is finding the right tenant for this property.I'm having second thoughts and I feel like I'm scaring myself out of this deal. 

In our case, her plan was doing it early enough, relinquishing properties that built up considerable equity, with a 5 year lookback so in later years, she wouldn't have to spend all her assets in the event of health problems.

That being said I have two very health cash flowing properties 2-4 miles from Boston.

If there are persistent mental health issues, there are also agencies in many areas that are interested in getting people into long-term, stable housing; one in my area has a "Bridges" program that pays for the deposit and first month's rent to secure housing.I agree with everyone here that mom & pops usually have more relaxed requirements.
