My renter in the City of Flint has moved all of her stuff out because we are in the process of an eviction (court date is Jan 8th) However, a cousin that has been staying there on an off (according to her) now refuses to leave and is being belligerent and threatening.

@Nate Hollembaek I am in the Portland area so I do not know the Eugene market extremely well, but I do know enough about it that I think it is a fairly stable market for buy and hold investments because of the fact that it is a college town as well as an attractive city for people to live in long term.Not to sound too cliché, but you should probably get connected with a local real estate investors association there.

I know several folks who've been doing rowhomes on Federal Hill but know absolutely nothing about the city or different areas.

Do you have to pay for trash or is included in city pickup via taxes?

In the whole city of Winston Salem NC where it is located they are around $1,100 on average.

Have you identified any specific towns/cities yet?

The largest nearby city is Anchorage (45 min. away).
