So more risk / work needs to = more reward

There're more negative story in this aspect.As summary, from investment perspective:  building ADU is a "good" speculation with possible reward, if you're lucky enough it may be good for you if you meet your objective and financial/non-financial goals.

For a place where prices are geared very much towards appreciation and not cash flow, I think the risk is outweighing the reward.
