Most of you know my story of how I went from being homeless at one point in my life, to starting in Real Estate less then two years ago with $30K saved, and by implementing the information I learned on BiggerPockets, today I now own 10 cash flowing properties Free & Clear with no mortgages that I call my blue collar retirement plan.  

My favorite saying is "applied and accurate knowledge is power".If you learn something accurate but do not put it into practice you will get zero results.If you take inaccurate or half-accurate information and apply it you will not get the results you want.The combination of what you just learned being accurate and correct and the implementation is what makes the best chance for success.I usually just look at the books for free and pick up tidbits that way and read on this forum and also read state statutes and federal statutes.Tons of fascinating info there you didn't know.

I need to implement a 6 month or 1 year contract for my Tennant.

Their distribution centers are typically automated and running with very few employees, i read that they are implementing boxing robots to replace more people. 

Were you sent notice of the payment frequency change before it was implemented ?

Over the next 12 months, we will be implementing financial and operational procedures, on-boarding the asset to 4M Capital’s platform, and carrying out capital improvements.Major Deficiencies:-8 down units (demo'd to studs)-High vacancy and delinquency-Poor management-Deferred maintenance  Upgrades / Capital Improvements-Bring down units online-Install new heat and air systems -Install new doors / windows-Add amenity package-Upgrade kitchen / bathroom / appliances -LandscapingDeal Economics Construction BudgetA few cool shots with the drone.. don't let the dreary weather fool you, this is a great property on a fantastic piece of land, just needs a lot of elbow grease and a little TLC.   

Even with these two jurisdictions (in the same state) the implementation of the program is (almost) "Night and Day!"

We started implementing it, but we were having network issues I think.

For those that have implemented what is the feedback?  

I am trying to implement the use of google wallet, so far only one tenant has used it.
