I have had two sf homes with water issues; both foreclosures where the bank in their wisdom chose to not pay the utility bills, and both properties lost power to their sump pumps.Both had to be pumped, and were fairly dry after an hour.

The review system, while far from perfect, does give the consumer some power to choose a place with established customer service.I don't see any other way but how it's unfolding now.

@Tj Hines, reserves are for exactly what they sound like - a reserve to cover whatever comes up, whether it be an unexpected cap ex project, a change in market conditions, etc.Ideally, you don't ever use the reserve, and you can return it to investors upon refi or sale.

I use them constantly to find the actual data source for probate, code enforcement, sort by type of property, lis pendins, zombie properties, power of attorney, divorce, evictions just to name a few.

And then the shop floor Currently the company i work for are using half of the building and don't have plans to occupy the other offices or to utilize the entire shop floor due to power restrictions (CNC machines)My question isThe building is being rented by the company I work for I want to rent half of the building And then rent it out to someone else.

While 99% of my tenants would not even consider cheating, I do not want to leave myself vulnerable to unexpected chargebacks, and/or lose or run after my money, or argue with any tenant that may run out of money or be unhappy for any or no reason, at any time.
