Nothing against any of the good mentorship programs that might be out there, but I just hear so many horror stories of the "mentors" who have not ever done the things they are teaching others to do and are making their living off of the mentoring itself rather than the subject matter they profess.

Everything has a certain degree of risk.The difference is the millionaires and billionaires take the most calculated risks possible and win more times than they lose.You cannot eliminate the risk only make it smaller.I agree on cash flow.Never pay based on POTENTIAL or PROJECTIONS.I can show you many developers that lost their shirts because they predicted x,y,z would happen when they built out their projects.In appreciation games it's a crap shoot.Some win and many you never hear about lose.Nobody wants to brag when they lose everything yet those are some of the most valuable stories to tell.I would also say with cash flow to watch out for CURRENT NUMBERS.

As someone who owned a nightclub, I can tell you with 100% certainty that Joel's post has some valuable advice that often only comes with hindsight.If you're looking for suggestions, I'd throw out the idea of owning a hotdog cart.

Bryan, I have never done this so I am not speaking from experience, but in my opinion, I would have to side with the majority here on the problems involved, mostly the necessary disclosure that the home was moved which will likely translate into a very small buyer's pool of which will reduce your profit margin.I would look at an alternative in getting all the valuable items from the home (windows, doors, finish items, etc and using them on another rehab deal.

If $0, then your LLC is not technically brokering because there is no "compensation or valuable consideration or promise thereof" in this relationship.
