I agree with  Aaron the amount of increase is high in light of failing to raise rents in prior years.

Look at all the big box stores as they have weekly ads and our eyes light up when we see something we want that is cheaper.

Your agent should be giving the buyer a "Notice to Perform" at this point warning the buyer to close ASAP or you will take their deposit.
