I currently work for a mechaincal engineering firm up here in NH which is beneficial to me undestanding the mechanical systems of various different types of properties.We found this site and feel that it will become a great resource not only for information but for networking as well.

I've read posts by at least two succesful investors on this site who benefitted from Guru tapes.I believe one bought the tapes on ebay and saved significant dough.As for books, man, I order 'em a dozen at a time.

We are seeing more and more the bank is asking for 10% down rather than just a $1,000 in EM.

Mike, that is an awesome policy to have in the leases, as we have seen people pile 'em in to units here too.I would be interested in how you police that as well, as this could help a lot of people.

You need to know about flood plains, platting, topography mapping, road design, drainage design, water distribution systems and design, coordinate with utility companies, construction staking and final lot staking.You need to have an environemntal site assessment from a geotechnical firm, find out about any and all impact fees and permit fees, and possibly off site drainage improvements, off-site sanitary sewer extension, & on & off site water pressure measurements from the fire department to the hydrants.

I do not plan on selling this property for quite some time.I had an internship this past summer with a large commercial real estate firm.
