We also prearrange for storage at a nearby storage facility.The sheriff approaches the property first, determines if there is anyone inside, posts his legal document then steps aside and stands guard as our locksmith gains entry and changes the locks (some landlords to the locksmithing themselves), our movers start moving furniture to the van and we pack up everything else in boxes and bags.

Even if you can separately meter everything and pass the cost on if the common practice in your market is to have the owner pay then you risk losing renters.I recommend starting with looking at other properties to determine what renters in your market expect.

Do a search on here as well as a general google search and you'll have your answer pretty much......1) Domiciliary letters so you know who is the Personal Representative2) inventory list so you can determine if they own a home3) Address and phone number of the Personal Representative4) Proof of Heirship, if there is a surviving spouse, odds are they are not going to sell the house so move on.should be enough to get your search started before going to the courthouse.You need to approach the people at the courthouse in the right way or they will make it very difficult for you to access the records.

There are excluded or limited items, such as cash, electronics, collections and such that may need to be looked at specifically and insured by riders or endorsements to a basic policy, if they choose to insure over those limited amounts.The issue for you is the liability coverage they obtain under a tenant's policy, that's the only concern you have and that could reduce your liability issues, so you should check with your agent.Many variables will apply in determining their liability issues and yours as well as how and when your insurance may be affected with any claim arising from negligence of a tenant.

As one loan is paid off, the extra payment plus the payment from the paid off loan is paid to the next loan in line.I built an excel spreadsheet that allows me to determine the extra payment necessary to hit our 5 year retirement goal, but it is not as robust as I would like.
