For other first timers - especially if you're more introverted, I recommend making "The Golden Phone Call" - a call to a close family member or friend to chat with in order to get you in a talkative mood just before going into your event.

Or maybe all the customers (Agents) tell the garbage estimator website they will pay more for listings than they will for buyers in this neighborhood, so just estimate everything high & put my picture/phone/email next to that garbage number and giant "Are You The Owner?"

Seems to be so basic but lacking in an alarming number of people:Show up on time, or call if you are running late.Answer your phone.If I try to contact you via phone or email, I expect a response within 24 hours barring an emergency.Pick up/clean up after yourself and make sure the subs do too.Drives me crazy to see cigarette stubs all over the place.
