Correspondingly, if the rates fell a little, I would expect it to result in more properties getting listed but the increased availability will throttle price increases corresponding to the rate decline.basically I expect RE prices to perform in the rate decline similar to how it behaved with the rate increase (i.e. not much price change). 

CPA's do not perform cost segregation studies.You want to work with a CPA who can recommend cost segregation companies and know how to analyze and implement the study on your return.best of luck
