With the right motivation and activity, I have seen agents become very successful producing agents in their first 3 months.

I would buy something out of state that produces good cash flow with little to no rehab. 

Could anyone put me in the right direction of what markets produce great cash flow and how I could use this money make passive income.

I don't have any experience investing in Thailand, though I did personally like the look of some independent homes in Hua Hin and Phuket that seemed good as long-term rentals or Airbnb, but the . . . unique challenge of the administration bunked my confidence in pursuing it further.I have a few developer friends in India, so if you're ever interested in partnering there (primarily in limited partnership situations with the local developers) they've been known to produce some great returns.

The solutions they are recommending are not supported by scienc:  Cleaning air ducts can produce more dust and is not recommended on a regular basis (per www.epa.gov).

As a cash flow property market rent is 750-800 per month so an investor could have a stable income producing property.I looked at the pictures and I am not sure where you came up with a $37K rehab.

This park would roughly produce the following net income:28 x $300 x 12 x .6 = $60,480.

*shakes me head*Selling a home or a car --I can wrap my head around, but not a rental property that produces income.
